The Portland Metro real estate market presented some healthy, stabilizing shifts in August 2026, offering welcome opportunities for both buyers and sellers as the market finds a balanced rhythm. Active sales adjusted to a more manageable pace following a busy mid-summer, with closed sales settling at 1,902 transactions and pending sales reaching 2,013 accepted offers. Sellers also brought a fresh wave of inventory with 2,440 new listings added throughout the month. While monthly volume naturally moderated, overall activity for the first eight months of the year remains consistently stronger than in 2025, demonstrating the underlying resilience and steady demand within the local market.

For buyers, the current environment brings a long-awaited breath of fresh air. With mortgage rates hovering around 6.4%, the frantic bidding wars of past years have given way to a much more accessible and negotiable landscape. Housing inventory expanded to a comfortable 3.8-month supply, and average time on market extended to 57 days, giving prospective buyers the time, options, and leverage they need to make confident decisions. Price adjustments have also created more favorable entry points across the region.

For sellers, a balanced market rewards strategic preparation and competitive pricing. Buyers are still actively looking for quality homes, and properties that are priced accurately are successfully closing within a fraction of a percent of list price. Rather than navigating a chaotic sprint, today's market offers a sustainable, predictable environment where serious buyers and prepared sellers can achieve successful outcomes together.
