Portland Metro Housing Market Update | July 2026

The Portland Metro housing market continued to show resilience in July, offering encouraging signs for both buyers and sellers. While the market has settled into a more balanced pace compared to the spring season, steady demand and healthy inventory levels continue to create opportunities across the region.

July saw 3,004 new listings come to market, a 2.5% increase compared to July 2025, giving buyers more options to choose from. Although new listings were down slightly from June's seasonal peak, homeowners continue to enter the market at a steady pace, helping maintain a healthy supply of available homes.

Buyer activity remained consistent, with 2,133 pending sales recorded during the month. While pending sales dipped modestly compared to both last July and June, buyers are continuing to write offers despite higher inventory levels and a more deliberate pace. This balanced environment allows buyers additional time to make thoughtful decisions while still rewarding well-priced, well-presented homes.

One of the month's most encouraging statistics was in closed sales. 2,167 homes closed in July, representing an 8.1% increase over July 2025. This year-over-year growth demonstrates that buyers are continuing to move forward with purchases and that transactions are successfully making it to the closing table.

Inventory increased slightly to 3.3 months, up from 3.1 months in June. This level of inventory represents one of the healthiest market conditions we've seen in recent years, creating a more balanced environment than the highly competitive seller's markets of the past. At the same time, homes continued to sell efficiently, with total market time decreasing to 54 days, indicating that desirable properties are still attracting strong interest.

Home values have remained remarkably stable. Compared to July 2025, the average sale price increased 1.7%, while the median sale price held steady year over year. Looking at the first seven months of 2026, the average sale price has increased to $618,500, up 0.5% from the same period last year, while the median sale price has remained unchanged at $550,000. These numbers reflect a market experiencing sustainable appreciation rather than dramatic price swings.

Year-to-date trends continue to paint a positive picture for the Portland Metro market. Through the first seven months of 2026, new listings have increased 0.6%, pending sales are up 4.4%, and closed sales have climbed 5.0% compared to the same period in 2025. These gains suggest continued confidence from both buyers and sellers despite changing market conditions.

Overall, July reflected a healthy and balanced housing market. Buyers are benefiting from increased inventory and more negotiating opportunities, while sellers continue to see solid demand and stable home values. As we move toward the late summer and fall market, the Portland Metro area remains well-positioned for steady activity, making it an excellent time for both buyers and sellers to achieve their real estate goals.
