 Springing Forward: A Look at the March 2026 Real Estate Market

The March data is in, and it’s clear that the spring real estate season has arrived with significant momentum! Whether you are looking to list your home or find your next one, the market is showing a healthy burst of activity across the board.

Activity is Heating Up

March saw a significant jump in activity compared to the quieter winter months. New listings rose 21.2% over February, providing much-needed options for eager buyers. This surge in inventory was met with equal enthusiasm; pending sales climbed 27.3% and closed sales jumped 27.4% month-over-month. Even when compared to March of last year, we are seeing a steady upward trend, with closed sales up 11.0% year-over-year.

Inventory and Market Pace

While more homes are hitting the market, they aren't staying there for long. Here is a quick snapshot of the current pace:

  • Inventory: Currently sits at 3.0 months, a slight decrease from the previous month, indicating a market that remains competitive and active.
  • Total Market Time: The average time to sell a home dropped to 79 days, down 12 days from February.

Pricing Trends at a Glance

Pricing remains relatively stable, offering a sense of predictability for both sides of the closing table. While the year-to-date median sale price ($525,000) shows a slight 2.8% dip compared to the start of 2025, the monthly trend is moving upward. Between February and March 2026, the average sale price increased by 4.0% and the median price rose by 3.6%.


The Bottom Line: The 2026 market is showing resilience and growth. With a 5.3% increase in year-to-date pending sales, buyer demand is proving to be robust as we head into the warmer months.
