PORTLAND REAL ESTATE MARKET- SEPTEMBER 2026 header image.

As we review the residential housing market data for September, the overall landscape continues to present a grounded, healthy balance that offers distinct advantages for both buyers and sellers. On the listing front, seller activity showed renewed energy with 2,487 new listings coming onto the market—a slight 1.9% increase from August 2026 and virtually on par with September of last year. While monthly pending sales and closed sales experienced seasonal cool-downs compared to both the previous month and last year due to higher interest rates, the big-picture year-to-date performance remains remarkably solid.

Home values have remained exceptionally stable over the past year. The year-to-date average sale price rose slightly by 0.3% to $618,200, while the median sale price held nearly flat with a minor 0.2% change to $549,000. Looking at the rolling 12-month metrics, average prices are up 0.4%, offering reassuring price predictability for prospective homeowners and equity holders alike. Meanwhile, inventory expanded to 4.2 months and total market time increased to 68 days. Far from a drawback, this slow shift toward a more balanced inventory level gives buyers room to explore options and negotiate thoughtfully, while well-prepared sellers can still capitalize on a steady market with reliable pricing. Whether you are aiming to buy or sell this autumn, today’s market offers a favorable, realistic backdrop to achieve your real estate goals.
