Beat the Heat: The Ultimate Summer Home Maintenance Checklist
Beat the Heat: The Ultimate Summer Home Maintenance Checklist
Summer is finally here! It’s the season of backyard barbecues, sunny pool days, and making memories with family. But before you completely kick back and relax, it’s important to make sure your home is prepared to handle the unique demands of the summer heat.
Taking a little time now for basic upkeep can prevent expensive repairs down the road and keep your home running efficiently all season long.
To make it easy, ARK Realty Group has put together this simple, quick-reference Summer Home Maintenance Checklist split into indoor and outdoor tasks. Here is exactly why these items matter and how to tackle them!
☀️ Outdoors: Boosting Curb Appeal & Protecting Your Exterior
1. Inspect Your Roof
Winter storms and spring showers can take a toll on your roof. Take a walk around your yard with a pair of binoculars (or look safely from a sturdy ladder) to check for cracked, curling, or missing shingles. Catching a small leak or damaged spot now prevents massive water damage when summer thunderstorms hit.
2. Power Wash the Driveway & Walkways
Nothing revives a home’s curb appeal quite like power washing. Over the year, driveways and walkways accumulate dirt, grime, and mildew. Giving them a deep clean not only looks incredibly satisfying, but it also prevents slick surfaces and extends the life of your concrete or pavers.
3. Clean Out Your Gutters
You might think gutter cleaning is only an autumn chore, but spring seeds, pollen, and lingering debris love to clog up your drainage system before summer. Clean gutters ensure that sudden summer downpours flow safely away from your home's foundation.
4. Tighten Door Handles & Hardware
With kids out of school and friends coming over for summer cookouts, your exterior doors are about to see a lot of heavy traffic. Walk around and tighten up any loose doorknobs, deadbolts, and hinges to keep your home secure and smooth-functioning.
5. Check the Weather Stripping
Weather stripping isn't just for keeping the freezing winter air out—it's equally important for keeping your expensive, air-conditioned air in. Check the seals around your exterior doors and windows. If you can see daylight or feel a draft, it’s time to replace it.
🏡 Indoors: Staying Cool & Safe
1. Change Your AC Filter
Your air conditioner works overtime during the summer months. A dirty, clogged filter forces your HVAC system to work much harder, driving up your energy bills and shortening the lifespan of your unit. Swap your filter out now (and aim to do it every 30 to 90 days depending on pets) for clean, crisp air.
2. Clean Ceiling Fans (and Reverse Their Direction!)
Dust builds up quickly on top of fan blades. Give them a quick wipe down with a damp cloth or a pillowcase (to catch the dust). Bonus Tip: Make sure your ceiling fans are rotating counterclockwise for the summer. This creates a downward breeze that produces a cooling "wind-chill" effect, allowing you to turn the thermostat up a couple of degrees without sacrificing comfort.
3. Clean Vents & Registers
Take a look at your floor and ceiling vents. If they are covered in dust or pet hair, they are restricting airflow and blowing allergens around your home. Vacuum them out with a brush attachment to ensure your HVAC system can breathe easily.
4. Test Smoke & Carbon Monoxide Detectors
This is a safety absolute. With the increased use of grills, outdoor fire pits, and hard-working appliances, summer is a critical time to ensure your life-saving alarms are functioning perfectly. Press the "test" button on every unit, and replace the batteries if you haven't done so in the last six months.
A Well-Maintained Home is a Smart Investment
Whether you plan on staying in your home for the next twenty years or you are thinking about putting it on the market soon, staying on top of seasonal maintenance protects your home’s value and ensures your peace of mind.
